Is There Really A Down Time Of The Year for Real Estate?

I wanted to share some insight and thoughts from a group of property investors and agents on whether or not there is a down time of the year for real estate. I think the question is an interesting one. While market in general may rise or fall, seasoned investors can benefit in any market.

Here are some great thoughts to consider:

 

Is There a Real Estate Off-Season?

 

Samuel– By learning everything you can about Real Estate you will flourish, such as foreclosures, creative financing, below market deals, bulk purchase etc. There are all kinds of opportunities in real estate for you to be successful throughout the year. The good peak times are generally developers’ new launches sales whilst during the slower period the sub sale market has more transactions. And throughout the year auction cases are always there. Thus there is no down time in the real estate industry.

 

Kumaran – haven’t noticed any major difference within the months in a year and I’m in a market where weather is not a factor. I think this is because motivated buyers and sellers don’t choose to become motivated, something happens that causes them to become so, and they don’t have any control over the timing of that “something”.

 

The number of motivated leads remains pretty consistent. Besides, with sellers in particular, if you aren’t getting calls in then you can always make calls out to pick up the slack.

 

Grace – In fact there is definitely a measurable slow down in property transactions during certain festive seasons such as yearend holidays, Puasa Month and Lunar New Year. If anything, it is just the fact that people could be in a holiday mood or spending more time preparing for the festive period or travelling. However that doesn’t mean there are no deals during these period but lower number of transactions compared to other months of a year.

 

Chua– deals are everywhere throughout the year as long as you have the money i.e. cash is the king.  The difference is when boom period it is much harder to be get higher margin for below market deals compared to the low period. However deals are always there throughout the year just a variation in price only from one period to another.
